Fall Yard Cleanup
One visit that closes the yard down for winter
A fall cleanup is the last full pass over a property before it disappears under snow for four months. Leaves come off the lawn and out of the beds, spent plant material that would mat down gets cut back, branches and debris get picked up, hard surfaces get cleared, and everything is loaded and hauled away. What is left is a yard that can sit under snow without anything rotting, smothering, or waiting to be hit by a plow.
HJ Property Care & Tree Service LLC does fall cleanups for homes, rentals, acreages, businesses, and HOA common areas across Missoula and the Bitterroot Valley. It is one of the few jobs we do with a real deadline attached: the work has to fit between the leaf drop and the first snow that stays, and that gap is shorter here than most people plan for.
If you only want the leaves handled, that is leaf removal on its own. A fall cleanup is the wider job, and it is the one to book when you want to stop thinking about the yard until spring.
Book your fall cleanup before the snow settles in.
Request ServiceWhat a fall cleanup covers
We agree the scope on the property before we start. A typical fall cleanup includes:
- Leaves cleared from lawns, beds, fence lines, and corners
- Perennials and spent annuals cut back where they would mat down
- Beds cleaned out around shrubs and along the foundation
- Fallen branches, cones, and general yard debris picked up
- Walkways, patios, and driveway edges blown clean
- A final check of drainage paths at ground level
- Everything loaded and hauled off the property
How a fall cleanup visit runs
We start with a walk around the property, because the scope is different on every one. A small in-town lot with two maples is mostly a leaf job. A half acre with mature cottonwoods, long bed lines, and a fence that catches everything the wind brings is a different day's work. The walk settles what is being cut back and what is being left standing, where debris has collected, and anything you want left alone.
The work then runs from the edges in. Beds, fence lines, and corners get cleared onto the lawn first, cutbacks are done, and the lawn is cleared last so that nothing gets handled twice. Hard surfaces are blown off at the end, and the load leaves with us. On properties with enough canopy that the leaves fall over several weeks, we plan a first pass and a final one instead of pretending a single date will catch it all.
Before we leave we point out anything we noticed that is outside a cleanup: a limb that looks likely to fail under snow, a low spot holding water against the house, or edging and lighting that a plow would find. You decide what, if anything, to do about it.
What is usually quoted separately
A cleanup is ground-level work, and it helps to know where it stops. Pruning or removing trees is tree work, done by our arborist crew, and the best window for structural pruning is the dormant season covered on our dormant pruning page. Blowing out the sprinkler system, aeration and overseeding, and the last fertilizer application of the year are their own services with their own timing.
They pair well with a cleanup, and most clients who want more than one ask for them together so the visits can be sequenced properly. Tell us everything you have in mind when you get in touch and we will lay out what happens in which order.
Clearing gutters and anything on the roof is not part of our cleanup. It matters, because a gutter packed with leaves overflows down the wall all winter, so if yours need doing it is worth arranging before the freeze.
Acreages, rentals, and commercial grounds
Larger and wooded properties are handled by priority, not by the acre. We clear the areas that matter first: around the house and outbuildings, the driveway and its edges, drainage routes, lawn areas, and the fence lines that hold debris. Wooded edges and outlying ground are usually left natural or done in stages. Where the concern is dry fuel close to buildings, that is a different job with different goals, and it is covered under fire mitigation.
For landlords and property managers, a fall cleanup is often the one visit a rental gets all year, and it is the difference between a property that looks looked-after in spring and one that needs rescuing. We can work from a list of addresses and report back what was done at each.
Businesses and HOAs usually fold the fall cleanup into a year-round arrangement, so the same crew that clears the grounds in October is the one that knows where the curbs, heads, and beds are when it is plowing in January. See commercial landscaping and HOA snow removal for how those accounts work.

Fall Yard Cleanup questions
Common questions about our fall yard cleanup in Missoula and the Bitterroot Valley.
Book in early fall, and expect the work itself to happen once most of the leaves are down and before the first snow that stays. That window moves by a couple of weeks from year to year, so being on the schedule early is what lets the visit follow the weather.
Leaf removal is the leaves and loose debris only. A fall cleanup includes that and goes further: beds cleaned out, spent plants cut back, branches and cones picked up, and hard surfaces cleared, so the whole property is ready for winter.
Yes. Leaves, cuttings, and debris are loaded and taken off the property. If you compost and want to keep some of the material, tell us before we start.
On a small lot with a few trees, usually yes. Properties with a lot of mature canopy often need a first pass and a final one, because the trees do not all drop at the same time. We will tell you which applies after seeing the property.
No. Plants that flop and mat down are cut back, and anything diseased is removed. Ornamental grasses and sturdy seed heads are usually better left standing through winter. We go over it with you on the walk-around so nothing is cut that you wanted kept.
An early snow usually melts off, and cleanups continue between snowfalls for as long as the ground is workable. If winter arrives for good first, we finish what can be done and pick up the rest as part of a spring cleanup.
Yes, and it is the best time to do it. While we are on the property we can see and mark the things a plow needs to avoid, and settle where snow will go. Ask about a place on our 2026–27 snow routes when you book.
