What decides whether a fence is still straight in fifteen years

Post depth and drainage, more than material. Western Montana soil freezes and thaws repeatedly through late winter rather than staying frozen through, and each cycle that reaches a post lifts it a fraction. A post whose base sits above that zone gets ratcheted upward season after season until it has lost its grip — that is the wavy fence line on older properties, and no grade of timber prevents it.

Drainage does as much work as depth. A post set in a hole that collects and holds water is in the worst possible conditions whatever it is made of, so backfill that lets water move away is part of the job rather than an extra. Frost depth varies with soil type, drainage, and exposure, so we assess it on the property instead of applying one figure everywhere.

Bracing carries the rest. Corners, ends, and gate posts take all the tension in a fence while line posts mostly hold panels up, so a long run is only as good as the assemblies at its ends. That is where we put the effort on acreage perimeters, rather than simply adding more line posts.

Choosing a material for this climate

Each option fails differently, which is more useful to know than which is best. Cedar weathers to grey, resists rot well for a timber, and still gives out first where wood meets soil at grade. Treated timber holds that line longer at a lower cost and a plainer appearance. Vinyl does not rot at all and asks almost nothing of you, but it grows more brittle in deep cold and a cracked panel is a replacement rather than a repair. Chain link is the most durable per dollar and the least private, with fittings and tension as its weak points rather than the fabric.

Exposure often matters more than material. A solid privacy fence is a sail, and on an open property that load goes straight into the posts — which is why the same fence that stands fine in a sheltered in-town lot leans on an exposed acreage. Closer post spacing, deeper and better-braced posts, or a shadowbox design that lets air through while keeping most of the privacy are all reasonable answers.

Wildlife is the other design input across this area. Ordinary yard fencing does not exclude deer and elk, so protecting a garden, orchard, or new planting means dedicated height or a design that gives no clear landing on the far side.

What to settle before installation starts

Three things prevent nearly all the expensive surprises. Where your boundary actually runs, because an existing fence is not proof of a property line and rebuilding along an incorrect one can hand you a dispute years later — where there is real doubt, a survey costs far less than moving a finished fence.

Utility locates, because fence posts go exactly as deep as buried services. Call for public locates, and tell us separately about anything a locate service will not mark: irrigation mainlines, low-voltage lighting, invisible pet fencing, and septic components are invisible on any utility map, and you are the only person who knows they are there.

And the rules that apply at your address. Requirements on height, material, setback, and sometimes colour vary by jurisdiction and by neighbourhood and they change over time, so confirm current requirements with the local authority and with any HOA or covenants rather than relying on what a neighbour built. Corner-lot sight-line rules and road-frontage setbacks catch people out most often. We will flag anything that looks like it needs checking.

If rot, lean, or damage is limited to a few posts or panels, repair is cost-effective. But if more than 30% of posts are failing or rails are sagging throughout, replacement usually makes more sense — patching a structurally tired fence is like patching bald tires.

Material choice (cedar vs. vinyl vs. chain link), linear footage, height, number of gates, terrain, and soil conditions all factor in. Decorative features like lattice tops or custom gates add cost, but so does demolition if we're removing an existing fence first.
